Office Renovation in London.
An office renovation in London near Leicester Square has just completed for 10,000 sq ft of space. The office redesign and renovation works involved clearing the floor of staff and contents whilst the project was carried out, using other floors in the building as decant space for the 200 staff, as well as WFH. In all the scheme took 12 weeks on site including a major overhaul of HVAC to the server room.
Designing A Hybrid Office Interior.
1. An office renovation project designed for hybrid working. Hybrid working, a combination of WFH and in-office, has become the norm in central London. Updating this 10,000 sq ft floor has a host of new work settings that differ from regular desk spaces and meeting rooms.
2. Adapting the office for new ways of working. With a great deal of input at the design stage from staff representatives this office renovation is adapted to the requests of the business departments. Its brought a central London office up to 2024 design thinking.
3. Making best use of investment in office facilities. This cost-effective office revamp keeps investment in office space relevant for staff and new work styles. Heads of Dept can leverage the office renovation to encourage more interaction. There’s more benefit being back in the office.
The floor is used for HQ admin staff across 4 teams. The design brief was to update the look and feel, add more spaces for collaborative working, and to foster a greater sense of inclusion across the teams. Designer Stuart used matt blue and oak as the accents with a monochrome black/grey/white backdrop. The effect is an office interior that is modern, calm, but won’t date unduly. The choice of furniture was a balance between selection of feature elements, some cost-conscious selections to keep the budget under control, and some carry-overs that could be upcycled into the new design scheme. Desks are an example…the new desk tops sit on existing frames.
Hybrid Working Furniture
As with many central London offices this one has a hybrid approach. Staff can work from home, and when in the office can choose a desk, meeting space, breakout area and numerous supporting spaces from which to work. The office pods, booths with tables, and team tables have all proved popular. A ‘blue sky’ space also doubles as a presentation area. All the furniture was chosen to be as flexible as possible, easy to reconfigure, and adaptive, to help the design evolve over time. Details extended to putting all the storage cabinets on wheels for ease of movement. Likewise the office pods can be moved when needed.
A validation of the design scheme was very welcome. Staff think its the best floor in the 6 story building yet the cost per square foot for the renovation was over 15% less compared to a refit on another floor just 9 months earlier.
Office renovations can suffer from retained fittings and carry-over finishes. We think pictures of this office interior show how good design and sympathetic re-use of upcycled items have been incorporated into an effective refit. As the office renovation contractor Fusion carried out a unified service including all aspects of building regulation compliance, project management and cost control, as well as the design scheme and carrying out the office renovation works.
