      New office assessment and fit-out survey.

      A recent project for Fusion included our office assessment survey. The new HQ space, over 30,000 sq ft, was analysed from the services and fit-out standpoint, test-fit space plans, and the proposed Lease was evaluated against occupation requirements. The survey revealed several aspects where the building wasn’t as well refurbished as initial appearances suggested, but the rent reflected these and the Heads of Terms were generally fair.

      However one seemingly minor miscalculation by the Landlord was spotted by Fusion. Saving £2500 every year, for the entire 10 year lease duration, amounted to a saving of £25K. All part of the service from Fusion, and a notable ‘win’ for the client.

      Our office fit-out assessment service is a very cost-effective review of a potential new office. We start with the basics…does the building meet its stated parameters (amount of space vs the claimed net lettable area, etc). A survey of the mechanical and electrical (M&E) often highlights areas where a building falls short of prevailing standards or isn’t operating as it should. We assess accessibility and other aspects of the architecture. In most cases we’ll also create a test-fit layout plan to determine if the demise has any wasted spaces, and a swift check on the suitability of the floor(s) against your occupation requirements.

      Getting a fit-out survey before Heads of Terms, or very soon after, is vital. Our report provides all the evidence needed to support negotiations on remedial works or landlord contribution. In some cases the report has helped our clients avoid problems that could have been costly or protracted. A great example is a roof leak that was spotted during a survey of a new-build office. Although this would have been the landlords defect, the water ingress could have caused disruption and distraction.

      Being a contractor survey we see O&M defects that typically don’t show up on a conventional surveyors report.
