Office Refurbishment company.
Fusion have carried out a city centre office refurbishment. The scheme will see dramatically increased working space for a growing headcount as numbers increase from the current 50 people up to a capacity of 100-110 to double the office capacity. In addition to a new floor area for the working office, existing space is being re-stacked to increase meeting room availability from 3 rooms to 9. The new meeting floor layout includes a multi-purpose room-configuration to convert from 3 individual conference rooms to an event space for 60.
The program of works includes sprinkler head relocation, upgraded air conditioning capacity and a staff breakout space, with an interim staff move in July. The 14 week office refurbishment program includes both the new office areas as well as renovation of the existing office to a new space plan.
Renovation of the office to Building Regs.
The back-office centre accommodates a host of staff dedicated to various client accounts. Each group is located in a self-contained area enclosed in partitioned rooms. The space planning process involved the demands of maximising usable net-lettable floor space, balanced with the needs of fire exit routes and travel distances all coordinated with the evac plan for the overall multi-let building. Fusion always design in accordance with Building Regulation codes to ensure any space plan will pass Approved Inspector scrutiny.
Across both floors there is a total of just over 10,000 sq ft of usable space. With 110 staff this equates to 91 sq ft per person, including all the circulation/corridor areas, the 9 meeting rooms and the breakout/dining space + smaller secondary teapoint. Unusually the two floors only have a small reception waiting area as its not an office that has visitors.
On the flip side there are a number of separate comms rooms each housing a standalone comms cab to ensure separation of data for the individual client accounts.
Key project deliverables.
- 1. Enhanced Project Management. Office refurbishment in a city centre is often a more challenging scenario. Logistics always require more thought and coordination. Working around other tenants and existing office staff means good communication. And noise is a concern. All these factors demand a step up in project management supervision.
- 2. Adding & Reconfiguring The Office Space. The key target for this project was to reconfigure the working environment including additional office space, changing the business significantly, whilst the existing office space remained usable and in service. Getting the program, the layout plans and design elements, agreed and ready to go prior to commencement were vital. Fusion took on the deliverables as part of the clients’ FM team and we’re proud to say the team succeeded.
- 3. Achieving Business Continuity. Step-change is a primary component of most office refurbishments. Certainly the projects we carry out for our clients. And any refurb project aims to make the workplace better. This project involved both quantitative changes…more space, more meeting facilities. It also added qualitative uplifts. Enhanced comms infrastructure matched to the needs of our clients’ clients. A better environment in terms of HVAC, and better in terms of facilities for the uplifted headcount. All whilst the office maintained business continuity.
